Walk through for a novice
The walk through on a deal is super important, and shouldn't be done alone or with strangers. Having a team ready to meet onsite and do a walk through is the only way to do it. Contractor, Inspector, Realtor, and make sure you take lots of pictures and notes.
I am fortunate that I have the skill set to know a properties numbers from the comparable standpoint before I visit a property, and that leaves me to look at things from the deferred maintenance/repairs, life safety issues, code violations, or just bad design.
By the time you are leaving your first walk through you should have a very educated idea of what the projects construction cost will be as well as any other issue you may face accomplishing that task.
